Tips for improving your home’s marketability
Photographs that show an uncluttered space will be more appealing than photographs showing that there is not enough storage room.
Ask a trusted friend to give you their honest opinion of things that they think could be changed to make your property more appealing to a buyer. The amount of items visible on first look through, such as clothes piled high on a chair or paper over every surface will make a large impression on people and it is not always the best impression. Use any advice that is given and cut down on the amount of objects on surfaces. This could mean displaying less pictures, or putting some items of furniture into storage.
If your property has small rooms, a fresh coat of light coloured paint may help to make the interior look more spacious.
If you are aware of problems, such as an occasional leak from the roof, get it fixed now because this is something that you should inform your realtor about and the buyer will need to know this information. Similarly, any rodent or insect infestations or problems with mould need to be taken care of. Each of these items could be the difference between somebody buying your house or walking away.
Have a look at your yard. The first impression often comes from prospective buyers driving by and you want your house to look as good as or better than your neighbour’s. A well tended yard together with good exterior painting on the house will help increase your curbside appeal.
Check for odours. If you have a pet, especially a dog, or if you smoke in your home, you might not be aware of the smell that visitors to your property receive. Again, ask your trusted friend. It is better to be aware, then you can spend some time airing out your house, baking (cookies make for an awesome smell), or lighting some incense or perfumed candles.
Clean your carpets (it may be they just need to be vacuumed) and your bathroom. Overall, once your house is listed, keep it well cleaned as though any day you might be visited by royalty.

The seller has an obligation to inform the buyer of any known defects. The property disclosure statement is specifically designed to help the seller reflect upon his or her property and disclose any known information that may be conducive to the buyer deciding upon that property. If a property disclosure statement has not been completed for the property, the buyer’s realtor may ask why, as it is mandatory if the property is to be listed on the Multiple Listing Service.

Prospective buyers may find a property more attractive if a property disclosure statement has been completed. It allows them to be knowledgeable of any defects and reduce the risk of misunderstanding.
The property disclosure statement will likely be made part of the Contract of Purchase and Sale. This then creates a legally binding disclosure form and is the overall reason that the form must be completed honestly and fully.
