Why use a Realtor?
A licensed Realtor knows all of the steps involved with finding and purchasing real estate. Powell River has approximately 30 realtors working with various agencies. Each realtor has access to the MLS listing system and is able to show clients all of the listings that are currently available in the area. Working with a Realtor can speed up the process of finding the perfect place to fit your needs, and will help guide you through the offer and counter-offer process of establishing a price you are willing to pay. Realtors can be relied upon to provide expert advice and opinions, although every decision you make needs to be carefully considered. Choosing a Realtor
Clients wishing to purchase property may be unsure whether they must remain with the same realtor throughout the process, even when they do not feel a good connection has been made. I advise clients to interview a number of realtors until they find one who can relate to their needs and with whom they can feel comfortable.
Buyers’ Contract
If a client approaches me and is confident we can work well together, I will introduce the Buyers’ Contract. The contract states that I will work with the client for a certain period of time to help them find and purchase property. During the time of the contract, the client honours the agreement that I will be their sole realtor. This contract confirms that we will work together as a team to meet the client’s property needs.
Commission
Buyers will not be requested to pay commission on the purchase of property unless that property is for sale by owner. Where the purchase property is listed with a realtor, the commission is paid by the seller and I negotiate my own commission from this amount with the listing agent.
